Drive past Paseo Verde and St. Rose Parkway and you'll see the same two office buildings that have sat behind construction fencing since the Henderson City Council approved a redevelopment plan for them back in June 2025. The pitch was straightforward: gut two aging office buildings, build something called The Cliff, and give Green Valley Ranch its first new retail center since The District opened in 2004. A fall 2026 grand opening got repeated in press release after press release for the better part of a year.
That date has moved. The developer's own website for the project now reads "Now leasing, delivering 2027," and it lists the building's total leasable space at 91,565 square feet, with 64,183 of those square feet still available across 29 open spaces. Do the math and roughly 30 percent of the building has a tenant attached to it, right around the point on the calendar when the whole project was supposed to have already opened.
None of that means The Cliff is in trouble. Adaptive reuse projects slip. What it does mean is that if you've been holding off on a new spot for tacos or a quick bite because you heard something big was coming to that corner, you've been waiting on a date that no longer applies, while a few hundred yards away, inside a building most people already know, the food options actually changed.
The tenant reveal came in December 2025, when the Las Vegas Review-Journal reported the first six confirmed names for The Cliff: Arhaus as the anchor, taking nearly 16,000 square feet of home furnishings space, alongside The Taco Stand at 1,783 square feet, Killer Whale Creamery at 1,045 square feet, The Barista Botanist, Next Health, and Lyte House. Developer Steve Neiger told the paper he expected to break ground early in 2026, with shells delivered to tenants by the second quarter and first openings by the end of the year.
Here's what that lineup looks like laid out:
| Tenant | Category | Confirmed size |
|---|---|---|
| Arhaus | Home furnishings (anchor) | ~15,916 sq ft |
| The Taco Stand | Fast-casual dining | 1,783 sq ft |
| Killer Whale Creamery | Ice cream | 1,045 sq ft |
| The Barista Botanist | Café | Not disclosed |
| Next Health | IV therapy, aesthetics | Not disclosed |
| Lyte House | Wellness supplements | Not disclosed |
That's still the full public tenant list as of this writing, nine months after it was announced. The project's own site confirms construction is underway and leasing is active, but the same six names are the only ones attached to specific commitments, and the site's language has shifted from "by late 2026" to "delivering 2027."
While that corner has been behind fencing, Green Valley Ranch Resort, less than a mile away, has been in the middle of its own transformation, and this one has actually been landing on schedule. The resort is roughly midway through a $200 million property-wide renovation covering all 493 rooms and suites plus its meeting and convention space, phased through 2026. The West Tower's 71 suites and 422 guest rooms finished their overhaul earlier this year, and that same renovation budget has been quietly rewriting the resort's food court.
Irv's Burgers opened its third Las Vegas-area location inside the resort this summer, bringing a name with more than 80 years of Los Angeles burger history and the brand's signature hand-drawn doodle branding to a casino food court most locals associate with quick bites between errands. Nielsen's Frozen Custard was on the resort's books for an early 2026 opening in that same food court. Blue Ribbon Sushi Bar & Grill, meanwhile, has already settled in as an established part of the lineup, sitting alongside longtime resort anchors Hank's Fine Steaks & Martinis and Bottiglia Cucina & Enoteca.
None of this required a groundbreaking or a zoning vote. It happened inside a building that was already standing, tenant by tenant, as part of a renovation that residents who never book a hotel room wouldn't necessarily track. That's the actual story of new food in Green Valley Ranch this year. It happened at the resort, not at the empty lot everyone's been watching.
If you've been circling that Paseo Verde corner on your phone waiting for an opening date, the honest read is that you shouldn't expect Arhaus, The Taco Stand, or Killer Whale Creamery to open before 2027. The developer's own numbers put roughly 64,000 square feet of the project still unspoken for, which is a lot of unfilled space for a building meant to deliver next year.
What you don't have to wait on is a casual dinner option that didn't exist earlier this year. Irv's Burgers is already open inside Green Valley Ranch Resort. Blue Ribbon Sushi has had time to become a regular stop rather than a novelty. If Nielsen's Frozen Custard landed on its early-2026 schedule, that's a second new stop in the same food court, all without leaving the building most people already think of as just the casino down the street.
When The Cliff does eventually open, it will fill a gap Green Valley Ranch has genuinely had for two decades: a walkable retail and dining destination that isn't attached to a casino floor. That's worth watching for. It's just not this fall.
